1. Scope of Warranty

ÖÖD OÜ (“ÖÖD”) warrants that the delivered house is free from material and manufacturing defects for the period specified in the sales agreement, starting from the date of installation. This warranty covers structural elements, façade cladding, glazing units, roofing, electrical systems and fittings installed by ÖÖD, subject to the conditions below.

2. Customer Obligations

The customer is responsible for normal maintenance of the house, including but not limited to: cleaning and re-oiling of wooden façade elements at the recommended interval, renewing silicone and grout, keeping drainage and ventilation paths clear, and promptly reporting any visible defects. ÖÖD House Maintenance manual can be found HERE. Failure to perform routine maintenance may affect warranty coverage for the affected component.

3. Prior Written Approval

No repair, modification or warranty-related work may be ordered, commissioned or carried out by the customer or any third party without prior written approval from ÖÖD. Any unauthorised work voids the warranty for the affected component and any resulting damage. Exception: where urgent damage poses an immediate risk to safety, security, or further damage to the property, and waiting for prior written approval is not reasonably possible, the customer may commission emergency repairs without prior approval if the cost does not exceed €350. Provided the underlying issue is covered under warranty and the customer submits an itemised invoice and supporting photographs with their claim, ÖÖD will reimburse reasonable costs up to that amount. ÖÖD must still be notified as soon as reasonably possible after the repair.

4. Exclusions

This warranty does not cover damage caused by misuse, neglect, accidents, extreme weather events beyond the design specification, unauthorised alterations, normal wear and tear, or failure to carry out the recommended maintenance schedule.

5. Claims Process

To submit a warranty claim, the customer must provide a complete description of the issue together with supporting photographic or video evidence via this Claim Portal. ÖÖD will review the submission and respond with next steps, which may include a site visit, request for further information, or dispatch of a repair team.

6. Limitation of Liability

ÖÖD's liability under this warranty is limited to the repair or replacement of the defective component. ÖÖD is not liable for indirect, incidental or consequential damages arising from a defect or from delays in the claims process.

7. Insurance Coverage

The Client/Partner is responsible for maintaining valid local insurance coverage for the house. Please confirm that appropriate insurance is in place.

8. Business Interruption

Please note that ÖÖD shall not be liable for any loss of business, revenue, or consequential damages arising from downtime, maintenance, or warranty-related works.
